Holiday Park Amenities

The Pinèdes owners' association manages the common areas of the park. There is a pool with surrounding gardens, a central park area and several play structures for the children. The access roads within the park and walking paths leading to the lake are also property of the association. The association also takes care of the gardening on each of its members plots- right up to the walls of the house. Each new owner of a house in the Pinèdes is a member of the association and has 1 vote in all the decisions made by the association. It is a relaxed group of owners coming from all over Europe. The owners Association fees (park fees) are very reasonable at only 1000€ per year. The fees pays all the common maintenance, maintenance fees for the mains drains system, and also your private gardening, the common water consumption and the electricity needed for the public lighting and pool.

Letting your Property in Brossac

If you decide to let your property- either to be able to finance the VAT or just to cover your expenses, all the needed services are on site. The reception is open all year, the staff speaks english, french and dutch. You can let your property yourself or use the services- either way, cleaning and key service can be arranged for you. There are no longterm service contracts either- you decide each year, and we do what you like.

Calculate your expenses

In France, there are 2 types of property taxes- taxe fonciere and taxe d'habitation. They both run about 500€ per year and include your television licence and rubbish removal service. You get a 2 year rebate on the taxe foncière as part of the governments incentive for purchasing a new build. The only other expenses will be your personal usage of water and electricity which will be billed to you by the owners association to take advantage of the lower group rates. Even the notaire fees are reduced when purchasing a new build from the typical 7-8% to only 2-3% for a new build. All in all- opting for a new build is a good deal. You have an efficient house, low maintenance with reduced fees... and no leaky roofs or drafty windows!

Les Pinedes New Build Freehold Holiday Villas at Etang Vallier - Brossac Lake

The Pinedes is the orginal park at Etang Vallier Resort. We've built and sold 35 new 3 bedroom 2 bath homes that have complemented the original park of 25 mini villas that were existing when Gerard Corluy, the owner/builder bought Etang Vallier from the local community in 2004. Most of the new owners use their homes both for their own family holidays and as a buy to let opportunity covering the house's operating expenses and their own holiday costs. This is a fantastic way to build equity and enjoy a beautiful place during your holiday time with the family.

The French government is encouraging this sort of rural tourist development. As an incentive, you have the possibility (not the obligation) to claim back all of the 19.6%VAT included in the purchase price. All you do is set yourself up as a Non professional landlord. You get the VAT back after about 3 months, and then you pay 5.5% VAT on the rentals you receive (when you receive it). This is a way to help finance your purchase- interest free!

In addition, for those that have an income tax liability in France, you can also receive your rental income tax free- for up to 50% of your french income or 23 000€ which ever is less. We can help provide the details from the tax office.

The Pinede Model 130 000 Euros

The Pinede is the perfect choice for family or group holidays and lettings. Its' large common room is much appreciated by those who want to spend quality time together. The efficient layout features a high ceilinged common room with 3 bedrooms directly off it. The 3 bedrooms can sleep up to 8 and the common room has plenty of space for opening the additional convertible sofa to sleep 2 additional guests. The modern corner kitchen offers all the storage space needed for large families or groups of friends. There is the added convenience of a small utility room and the there is a full bathroom (tub, showerstall, sink with unit, WC) plus a 2nd separate WC. You've all the modern conviences you could want in a beautiful spacious park full of amenities.

The Charentaise Model 135 000 Euros

The Charentaise is the most popular model in the Pinede park of Etang Vallier Brossac. It has 3 bedrooms and 2 full bathrooms- one of which is ensuite. The sleeping rooms are all situated off the corridor separating the sleeping areas from the main room. The main room features an corner kitchen complete with all the modern conveniences you could want for preparing holiday meals. The Verne Model 140 000 Euros

The Verne model offers the separation of the kitchen and living areas while keeping the open plan concept. Like the Charentaise model, the bedrooms and corridor offer a separation between the living and sleepin areas. The Verne is available with additional interior agencing options including: including the possibility of a private closet, reorganisation of the utilities to include the washer and dryer in the hall closet, as well as others. The incorporated tile covered terrace really invites family meals- just 2 steps from the kitchen to make it easy on the chef! Most purchasers of the Verne villa decide to choose a wrap around additional terrace, either in wood decking, or in paving stones depending on the plot chosen.

New Build Villas in Brossac- No stage Payments

Buying a property in France doesn't have to be stressful. The new builds at Etang vallier Resort don't require any stage payments, and the purchase constracts are simple and straight forward. We handle all the go between work and hand you an owners pack that won't leave you in the dark. To puchase, all you need is to choose the model and the plot- we give you a delivery date- you pay a 5% down payment to the notaire. Once the house is complete, you come and take a look and sign the final purchase documents. The house is yours and ready immediately for your holidays.

The villas are all fully insulated, easy maintained homes. They feature PVC double paned windows and doors, electric heat, tile roofs, their own electric metre and water metre. They are connected with the private mains drains system which serves all of the Etang Vallier Resort and Spa. The villas come with a special 10 year consumer guarantee- not only does every workman on the jobsite have a 10 year guarantee, but Etang Vallier subscribes to an umbrella policy called "Dommages Ouvrages" which acts to settle any problems without waiting to find the fault.
